Monroe Village Apartments

DBC Real Estate Management structured the acquisition of this property in 2008 as the first property in its apartment portfolio. DBC recognized the potential for adding value to this complex of 96 units comprised of 8 well-constructed buildings centrally located in the Monroeville business and retail area of suburban Pittsburgh. Prior to the acquisition by DBC, deferred maintenance and substandard management of the property had prevented the property from garnering strong rents or occupancy. The property underwent extensive renovation by DBC while tenant occupancy was strategically managed and maintained by DBC througout the process. As a result of this "value-added" play by DBC, rental rates and occupancy have risen to be on par with some of the highest in the submarket for this class of apartment units. Monroe Village offers an apartment resident a location convenient to where they work, play and shop, including suburban offices, several hospitals, a regional mall and parks. Its location close to primary commuter routes and the Pennsylvania Turnpike also permits easy access to downtown Pittsburgh as well as the western Pennsylvania region.
