The Management Team

John M. Hess, Gregory A. Hand and Victor D. Son serve as the officers and the executive committee of DBC Group. John Hess, Owner and President, holds a 100% interest in the company and sets the overall business strategy for the company. Mr. Hess also serves as the managing general partner of each of the single-purpose limited partnerships holding title to properties within the portfolio. Gregory Hand, CEO, identifies acquisition and development opportunities, structures and closes the transactions, oversees the day-to-day operation and management of the properties, and coordinates the business decisions within the ownership limited partnerships. Victor D. Son, CPA and CFO, manages all financial controls for the operation of the properties and coordinates all accounting and financial reporting for the properties, the ownership entities, and the management company.

John M. Hess - President

Founder and Owner of Dynamic Building Corporation - Active in Commercial Construction since 1983.

Founder, Owner and President of DBC Group. President, John Hess created Dynamic Building Corporation in 1987 as a diversified construction manager/general contractor. As can be seen on its website, the company has built high-quality projects in the Commercial, Healthcare, Hospitality, Retail, Institutional, and Industrial sectors in addition to building over 2,000 apartment units. As he became more knowledgeable about the economics of building and operating multi-family properties, Mr. Hess began to invest in the ownership side of the business by taking equity positions in properties which he was building for others. He quickly came to the realization that vertical integration could reduce costs and eliminate the dependence on third parties, thus enhancing the potential returns to the investors. By early 2008, he was ready to become the general partner by acquiring income-producing properties himself (along with the individual investors). DBC Group is the manager of the acquired properties with any repairs or remodeling being handled by DBC itself on an in-house basis. This strategy of vertical integration has significantly contributed to the excellent current returns enjoyed by the investors in those properties. Mr. Hess has also served as Chapter President of the Associated Builders and Contractors trade association, and has been a member of their National Board of Directors. Through the formation of DBC Group he is now taking on the role of leading investment opportunities as Developer/General Partner.

Gregory A. Hand - CEO

Chief Executive Officer of DBC Group- Active in Commercial Construction, Commercial Real Estate Development and Commercial Real Estate Finance since 1979.

Gregory A. Hand is the Chief Executive Officer and has primary responsibility for the sourcing of investment opportunities, conducting due diligence, structuring transactions and managing the overall acquisition process. Mr. Hand also has primary responsibility for overseeing, both directly and indirectly through staff, the day-to-day management and operations of the properties in the portfolio. Mr. Hand has been in the field of commercial real estate construction, development and finance for almost 35 years, including having created, owned and operated a Pittsburgh-based real estate development and construction firm that completed over $500 Million of new projects within a ten year period, including over 5,000 units of student housing and 2,000 units of senior housing, and having served early in his career as the COO of a very large regional development, construction and property management firm with over 300 employees and an apartment portfolio of over 10,000 units. Mr. Hand is also a lawyer who practiced in the areas of construction law, partnerships, finance and land use regulation at Reed Smith, the largest law firm in Pittsburgh. Mr. Hand was a founding board member of the Community Storehouse Foundation in Pittsburgh as well as the Greater Pittsburgh Children's Center for Dyslexia. Mr. Hand has also served on several non-profit boards and foundations associated with the development and construction of state-of-the-art senior care campuses as well as the chairman of the zoning hearing board for an urban Pittsburgh area municipality. Mr. Hand has been a regular speaker and panelist to large non-profit senior housing groups, universities and the Pennsylvania Bar Association on issues such as alternative project delivery methods, public-private partnerships, the impact of environmental regulation on the development process, and municipal land use regulation.

Victor D. Son - CPA & CFO

Chief Financial Officer - Active in the Commercial Real Estate Industry since 1977.

Victor Son, CPA, CGMA, is the CFO responsible for all interaction with senior funding sources such as banks as well as the oversight of the financial affairs and matters of the existing portfolio and the management company. Mr. Son, who joined DBC in 2010, spent the prior 21 years as CFO of a Pittsburgh-based, vertically-integrated company which owned and operated multi-family housing, high-volume restaurants (with over 700 employees), commercial property and other investment operations including a medical device manufacturer. During his tenure there, he served as President of the Western Pennsylvania Restaurant Association. Prior to that, he was the Controller for Residential Construction for Forest City Enterprises (a large publicly-traded, multi-faceted, real estate company headquartered in Cleveland) and was the Controller for Diversified Construction (a single family and multi-family residential developer, construction and management company also located in Cleveland). He has proven experience working with the Department of Housing and Urban Development on HUD financed and contracted properties. Mr. Son has also been a municipal public official since 1996 and Council President since 2006. He began his career with one of the "Big 4" national accounting firms. A member of the PICPA and AICPA, Mr. Son has been nominated for the Pennsylvania Institute of Public Accountants Distinguished Public Service Award five times. In November, 2015, he was named the Pittsburgh Business Times CFO of the Year.

John R. Hess - Assistant Vice President

John R. Hess joined the company in 2014 as Assistant VP with responsibilities related to acquisition, due diligence, and day to day contact with property managers of the existing portfolio. J.R. completed his academic undergraduate degree in managerial economics at Allegheny College, one of the top National Liberal Arts Colleges in the country. He completed his academic career obtaining two masters’ degrees from Georgetown University, graduating magna cum laude with an MBA and MPSRE, Masters of Professional Studies in Real Estate.
