Our experienced approach to identifying real estate opportunities and structuring the investment for direct equity investment enables us to acquire real estate assets for investment by both medium and large investors and investor groups. We offer opportunities for conservative real estate investment in proven markets, in Class B multifamily properties that have a record of stable performance and, by the nature of the property type, are less volatile and less affected by significant swings in the economy.

Within the multi-family sector, underwriting fundamentals are improving due to increased occupancies and the tightening of the single-family housing credit markets. Opportunities exist to acquire mature properties in desirable locations that have been either neglected or mismanaged. Properties that fall within this category are more likely to trade at higher capitalization rates, thereby increasing yields. We will not undertake a new construction project unless it obtains an independent, third-party market assessment that confirms the market demand for the additional units at the targeted asking rental rates.

Our primary focus is on:

  • Investing in and managing existing Class B and better multifamily apartment properties.
  • Pursuing the development, construction and management of new income producing real estate projects.
  • Managing income-producing properties on a third-party basis for qualified owners/investors.

We employ highly qualified on-site professionals for marketing, leasing, lease renewals, work orders, general repairs and maintenance, utilize outside media outlets for the creative marketing of each asset, negotiate all on-site contract services, and manage all accounting matters at the corporate office using our in-house accounting department.
